Construction Commences of Derby 507

Up to 1000 new jobs to be created in Derby, as construction begins of a new logistics building, Derby 507, at Infinity Park Derby.

The site will offer over 500,000 sq ft of premium warehouse space with a significant number of jobs generated both during the construction phase, and when the building is complete, with the potential to bring economic investment to Derby and the local communities.

A new link road will also be constructed connecting Infinity Park Derby to a new dedicated junction on the A50, further improving connectivity and access to the site. Works are due to start in 2025.

Infinity Park Derby LLP are delivering Derby 507, which is being funded by Logicor. The building will be delivered to BREEAM 'Excellent' and an EPC rating of 'A' status. Sustainable features, including a 501kWp roof-mounted solar photovoltaic (PV) system, will offer significant savings for customers looking to reduce electricity costs and minimise their carbon footprint.

The construction will also deliver 17% biodiversity net gain (National England target is 10%), offer secure cycle storage and EV storage for both cars and HGVs.

Derby 507 is located on Infinity Park Derby, a 100-acre development with Enterprise Zone Status (EZS). Enterprise Zone Status brings numerous benefits to site occupiers, such as future initiatives being supported by the recycling of business rates growth from within the zone.

The site is close to the key national motorway network, with easy access to the A50, M1 and M6. Over 45 million people are within a three-hour drive of this location – making it an ideal site for distribution operations.

This sought after location will allow for important access to the vast talent pool in Derby, where the transportation and storage industry employs 4.4% of the city's employed population (ONS, 2022).

As well as constructing Derby 507, the project will also see the acceleration of a large proportion of the new link road being delivered through our Infinity Park Derby development. The remainder of the works, including a new junction onto the A50, should commence next year and improve the existing access arrangements for Infinity Park as a whole, as well as opening up the wider South Derby Growth Zone area, benefitting from a further 3.5M sq ft of employment space coming forward."

The site will be available from Q1 2025.

Infinity Park Derby is a unique collaboration between Derby City Council, The Harpur Crewe Estate, Rolls-Royce, the D2N2 local enterprise partnership, and developers IPD LLP which comprises Wilson Bowden and Peveril Securities.
